Selling a property in Neuchâtel: preparing a file that answers buyers’ questions

A clear file for selling a property in Neuchâtel brings together ownership documents, plans, renovation records, running costs and occupancy conditions. It helps present consistent information to buyers and support the asking price with the home’s verified characteristics.

Selling an apartment or house starts before the first viewing. A buyer wants to understand what they are buying, the expenses they should anticipate and the conditions under which they can occupy the home. Identify exactly what is being sold

Gather the address, plot identification and documents corresponding to the home, cellar or parking space being offered. Make the building’s condition understandable

Organise significant work by year, together with available invoices and supporting documents. Replacement windows, a new heating system or a refurbished bathroom: each statement benefits from specifying what was actually done. Separate completed work from quotations received and improvements that are simply being considered.

Include recent photographs alongside these documents. Show the spaces as they are and document areas requiring attention. A costed repair, with its date and scope clearly identified, provides a more useful reference than a vague statement about the property’s potential.

Explain occupancy and running costs

State whether the property is owner-occupied, rented or vacant. For a rented property, prepare the relevant contractual information and have the sale and availability conditions reviewed before advertising a date for handing over the keys.

For a condominium, gather its regulations, available accounts and budgets, recent meeting minutes and the renovation fund statement, where a fund exists. Highlight work already approved and any exceptional expenditure that has been announced. In each case, distinguish actual charges from estimates and specify the period covered by the figures.

Support the asking price with evidence

Compare market references with the property’s own characteristics: precise location, condition, floor, natural light, outdoor space, parking and known constraints. Comparable listings provide reference points; an advertised price does not establish the amount at which a transaction will be completed.
