National indicators provide context for the residential market, but they do not determine the price of an individual house or apartment. For a purchase in Neuchâtel, location, building condition and future costs should remain central to the assessment.

Read indices alongside their reference period

In its release of 30 January 2026, the Federal Statistical Office reported a 3.9% rise in owner-occupied property prices in the fourth quarter of 2025 compared with the same quarter of 2024. When comparing a property, focus on similar locations, floor areas, conditions and features. An advertised asking price is not necessarily the price ultimately agreed.

Assess financing without predicting rates

Comparing several offers and reviewing their duration, terms and early-exit conditions remains useful. The budget should also be tested against higher costs and include any identified building works.

Prepare a property-specific file

Before deciding, gather plans, maintenance and heating information, available quotations and, for a condominium, documents concerning the common areas. These provide a concrete basis for discussions with the professionals involved, without relying on a scenario of market-wide price growth.
